Buildings Insurance

Hoping for a bit of advice...<div><br></div><div>I am in the process of renewing our building insurance on behalf of other freeholders in our building and wanted to double check our rebuild figure is sufficient. Is a typical N4 terrace, 3 stories (4 inc dormer conversion) with 3 flats in it. </div><div><br></div><div>We currently have rebuild cover for about £450k - is this likely to be sufficient?</div><div><br></div><div>Have tried the online calculators, but they only seem to allow you to do single flats or undivided buildings. </div><div><br></div><div>Thanks!</div>

  • Work it out as an undivided building and then add a little if using an online calculator?<br><br>We have a very similar property by the sounds of it (though the top/dormer floor is original albeit in the roof and I've just checked our insurance policy which says:<br><br>Building declared value: £455,000<br>Buildings sum insured: £615,000<br><br>the main value of properties in London is the land so I would have though £450k sounds about right (but I'm no expert).<br>

  • I recently did our freehold buildings insurance. In the past one of the flat owners was a insurance broker so left it to him. He sold and once he left I realised how crap the policy was as I tried to clailm on something. After much searching have joined aviva. We live in a 3 story conversion and have insured for £530 k. Let me know if you need any advice. I used a very good broker who specialises in freeholder insurance

    We just redid our buildings insurance with flats and a freehold and can recommend Topaz 01707 653760 (i can't remember if that recommendation came from the site or not). They had a good sense of these sorts of things. We also ended up with Aviva.
