Ujima Court, Hornsey Road

For those SGers who are in the N19 area you may, like me, be interested to know what is happening to the Ujima Court building opposite The Shafestbury.  this rather sorry looking building long boarded up is due to be demolished imminently.  It is being replaced by 28 new flats (100% affordable) looking like this:<br><br><img src="http://www.rydon.co.uk/image_upload/crop/news-images/Ujima-Court_1.jpg"><br><br>Amazing that Ujima Court was built only 25 years ago and is already not fit for purpose! Looks pretty good, and in keeping with the surroundings.<div><br></div><div>Wasn't Ujima Court condemned within a short time of construction?  Didn't meet the building regs, or something like that?</div>

That's good news it has been derelict for quite a while and will hopefully rejuvenate that strip of Hornsey Road.

Its a horrible looking building. Brilliant that its 100% affordable housing. Does that mean its for key workers only?

Half social rented and half shared ownership I think.  Will depend on housing association whether it is for key workers only.<br>

There used to be a planning apps API that we drew off all the local applications in a 3 mile radius, but it got broken for some reason.

Looks good, not more high priced private flats. Hopefully it'll give working people a chance to get on the ladder on the shared ownership flats, depending on the price! See the sq footage on the existing flats, shocking, no wonder they are being demolished. A person would go nuts!

Tiny and shared bathrooms etc with narrow winding corridors and loads of steps, the document says.<br><br>I think that looks not too bad in the image above, although in the document it doesn't look quite as good in some places. <br><br>If it can avoid the faux ugliness of the Stapleton Hall Road corner controversy then it would be better than most of the new builds going up, which will date very heavily within ten years.<br><br>

What I find really interesting about the new plans is how most of the 2 beds have a seperate kitchen and only one bathroom.  The complete opposite of private new builds. While a 2nd bathroom (or at least an additional toilet) is very useful I can never understand the desire for fully open plan living especially when these living/kitchen rooms are often tiny.<br>

@NorthNineteen It seems to me that most private new builds are intended for the buy-to-let market and given the rising number of singles sharing, a second bathroom is preferred over more living space.
