Recommendation for letting agent

Hi there, Planning to rent out my lovely one bad in Stroud Green Area. I hope you could point me in the direction of an estate agent who will not turn my letting adventure into a nightmare. Cheers !

Stay well clear of Martyn Gerrard. They were supposed to be fully manage my place while I went to work elsewhere. Amongst other things they lost *their* set of keys. ****

ps. Fully Managed is a con. They do very little and contact you about everything anyway. Get a mate to help you.

Mark from David Andrew is the best estate agent I've dealt with by a mile. Knows the area and has been really helpful. Not sure if he deals with the letting side though.

Just curiou but how much do these agents typically charge for management? Excluding the letting?

From memory it was 4 or 5%. Quite as lot given they do almost nothing. Only useful thing I can remember was getting the annual gas certificate. They make quite a lot of noise about the regular inspections, which they often don't do & when they do are extremely cursory.

Try a service like easyproperty perhaps, if you are willing to do the property management element, they will do the tenant finding bit for £99.

4-5%?? Not in London! 10-15% + Vat is the usual range for management.

The management fee is about 4-5%. It gets taken off each month. They also charge a letting fee that is another 5-7%, so the total charge may be in your range, but that is for letting as well as management.
