Pub doesn't look likely. No basement level for barrels. Also opposite a massive pub. M&S food seems possible. Hadn't thought of an art shop, maybe John Jones will reopen in there but yeah seems good business.

For what it's worth it does seem that Picturehouse are on board with the Cinema plans although that could be a long way off. That's something Finsbury Park hasn't had in a few decades.

Regarding the separate lift/stair building, I think that's generally a good idea with residential towers because it keeps the noise away from the apartments.
