The last timetable that I received was as follows, but it dates from March this year and I suspect things have slipped since then - i.e. it says tower cranes from August but I think they only went up starting in, what, October?
"Piling now Sub-structure from August Tower cranes August Western entrance to Tube April 2019 Residential accommodation 2019 Commercial premises open 2020
"Big commercial tenants M&S (not Waitrose), CineWorld and Gym Box with (we were promised) some pleasant surprises among smaller tenants. "Newton Housing Trust the social housing provider."
*However*, I was also told that amongst the first things to open would be the new frontage along Wells Terrace - which would make sense. They can give tenants access to that (and the circular tower) without compromising their access to the rest of the worksite, so it would make sense to finish those first to start the cash return as early as possible.
And on the TfL side:
"End of 2018 - lifts in service, April 2019 access Via Goodwin St, Nov 2019 pedestrian street open both sides. No public toilets planned (one disabled toilet on the train side of the barriers). One lift will go up to main line level."
Again - that may have slipped for a few months as the stairs, due to reopen about now, won't reopen until early 2018.
1) Long time no see 2) No. I heard a rumour that the landlord gave notice. I wondered if they were getting rid of tenants in preparation for redevelopment.
They're doomed ultimately. It's a matter of time before that whole block is redeveloped, owned as it is by the City North people and earmarked for change by the relevant local planning framework.
I'd expect a planning application to come in pretty soon for the sites by the bus station, if the developers are canny they will get it in before the towers at City North start getting too tall.
Coming back from zone 1 on the northbound Victoria line with a buggy, I kind of expected lift access from the tube to the street now the long-closed stairwell is reopened. The member of staff I spoke to said with great certainty that there are no plans for the new lifts to offer access to the tube, only to the overground services.
Does anyone have any info as to whether this is definitely true in the final redevelopment? The thought of eventual step-free access to the tube was really helping to reconcile me to the Wells Terrace disruption, I'm bummed if it's never going to happen!
Yeah when it's finished next year you'll be able to use lifts all the way from the underground to the national rail platforms. But you may have to use more than one lift.
"Block C – Long linear Block 1st Phase –Wells Terrace end - Autumn 2019 Podium - Access to Finsbury Park London underground Station – Late Autumn 2019 Block C – long linear block - 2nd Phase Goodwin street end – Winter 2020 Block B – Cylindrical Tower – Handover - Winter 2020 Block D – Longitudinal Block along wells terrace/ shop frontage- Winter 2020 Block A – Rectangular tower – Late Spring 2020
It is worth noting that although the construction phase of the works will be complete late spring 2020 the commercial properties on the ground floor of the development will be dependent upon tenants taking up residence through normal open market conditions. Apart from Cineworld these are all still to be finalised."
-Cineworld own PictureHouse, and I'd guess based on the cinema size that it will be branded that way.
What this does mean is that - whether through lobbying or otherwise - the new ticket hall will be the first thing to open, and on to Wells Terrace too. Originally it was one of the last things planned, and opened onto Goodwin Street first.
Hi Arkady, thanks for posting this. It does talk about access via Goodwin Street though, not Wells Terrace. Do we still think there's going to be a Wells Terrace entrance eventually? Feel bad for all the new businesses on Clifton Terrace if that entrance never reopens!
Yep, the new concourse will be in the middle of the development, with short streets connecting to Goodwin St (Spring 2019) and Wells Terrace (Autumn 2019). The Wells Terrace bit will open out right next to the old entrance, opposite Starbucks.
As someone living north of the station, I’m glad to read that there’ll be a Wells Terrace entrance again, but it won’t be as good as decades ago (before the ticket barriers), when you could use it to get to the buses at Station Place as an alternative to walking under the miserable, pigeon-shitted, drippy gloom of the railway bridges over Stroud Green Road. However much they tart up Clifton Terrace and the north part of SGR, that depressing section will always taint the area.
Mmm. I sympathise, but I also despise ticket dodgers, and also really don't want any more people clogging up the station corridors than absolutely necessary. It's enough to make me go all Falling Down as it is.
As HolbornFox suggests, there are substantial plans afoot to improve the space under the bridges, but the Stroud Green Road part of the plans have inevitably been delayed by the various station redevelopment projects.

The gap in the piles here where then orange digger is working is where the new station entrance will be:

However it will not be until 2020 eheh, let's see how the plan will change before that.
the two pictures are the same link by the way.
Thanks as usual for the great info :-)

Is there a timeline for that development?
Moreyoga is incredibly successful, so i assume it will relocate soon somewhere else as they don t need a lot of space or particular facolities.
